Dharani is no longer the Telangana land portal. Bhu Bharati, at bhubharati.telangana.gov.in, replaced it from 14 April 2025 under the Telangana Bhu Bharati (Record of Rights in Land) Act, 2025, which replaced the 2020 Pattadar Pass Books Act. The pahani and the electronic pattadar passbook are now viewed there.

Menu names below follow public guides to the portal. If a bank or court needs an official copy, ask the Tahsildar office, because the legal standing of the online copy is not settled. No helpline number is listed here; ask at the Tahsildar office or a MeeSeva centre.

  1. Open bhubharati.telangana.gov.in. Basic public searches need no login.
  2. Under Information Services, open Details of Land, then the Land Details Search.
  3. Under Search By, choose Survey No./Sub-Division No. or Pattadar Passbook Number. A passbook search asks for the first four digits of the linked Aadhaar.
  4. Select District, Mandal and Village, type the survey or khata number and the captcha, and click Fetch.
  5. To download the electronic passbook, use the same search and choose the download option.

Need help with land records, mutation or correction?

Mutation under Bhu Bharati

  • Sale: mutation is automatic after registration when the Bhudhaar and identifiers match. If the pahani is not updated within about 7 days, guides advise raising a grievance on the portal.
  • Inheritance and succession: filed with the Tahsildar with the death certificate, legal-heir certificate (from MeeSeva), passbook and Aadhaar eKYC. The Tahsildar passes the order.
  • Appeal: Section 15(1) of the Act allows an appeal against a mutation order. The fee and deadline are not published; ask at the Tahsildar office.

Getting an error corrected

  • Use the Modification Request and pick the exact type: Change of name, Extent Correction, or Change of Land Nature / Classification / Land type.
  • The applicant pays the prescribed fee and completes biometric eKYC, online or at a MeeSeva centre. The fee amount is not published; ask at the MeeSeva centre or Tahsildar office.
  • The Tahsildar or authorised officer decides. One guide says the record is deemed amended if no order comes within the legal period; ask the Tahsildar before relying on this.
  • A report says the window for correcting Dharani-era errors closed on 13 April 2026. Ask the Tahsildar whether a deadline applies to you.
  • The Chief Minister directed district collectors to hold mandal-level meetings on farmer grievances.

Keep these ready

  • The survey number and sub-division number as printed on your passbook or sale deed.
  • The passbook number, and the Aadhaar linked to it, since a passbook search asks for the first four digits.
  • The district, mandal and village names as they appear on the portal; the village may have been renamed or merged since an old document was written.
  • A phone that can complete biometric eKYC, or the address of the nearest MeeSeva centre, if a correction is needed.

Compare the pahani with your passbook line by line: owner name, survey number, extent and land type. A mismatch is the thing to correct before applying for a loan or selling.

Maps and units

Guides say a village map with survey numbers is available through the portal. Telangana extents are in acres and guntas; convert them with the land area converter. The same land details are needed for the Farmer Registry, a Kisan Credit Card and PM Kisan. For other states see land records for all states.
