In Haryana the record is the jamabandi, and a copy of it is called a nakal. It is checked free on jamabandi.nic.in. Guides say a digitally signed copy, called a verifiable copy of nakal, can be downloaded after registering and logging in, and that it counts as legal proof like the certified copy from the tehsil.

Menu names, steps and the validity claim below come from guides, so follow the screen if it differs. The fee for the verifiable copy is not published.

  1. Open jamabandi.nic.in and click the Jamabandi tab, then Jamabandi Nakal for Checking.
  2. Select District, Tehsil (or Sub-Tehsil), Village and Jamabandi Year.
  3. Choose how to search: Owner Name, Khewat number, Khasra number or Date of Mutation. One guide also lists Khatauni.

These labels come from two guides that agree with each other.

Is it legally valid? Verifiable copy and fee

  • The on-screen nakal from Nakal for Checking is for checking. Guides do not call it a certified copy.
  • For a signed copy, return to the portal and click Get Verifiable Copy of Nakal. One guide says to register, log in with a mobile OTP and download the digitally signed copy.
  • Two guides say this signed copy is accepted for loans and court use like the offline certified copy. Confirm with the bank or court before relying on it.
  • Offline, a HALRIS centre at the tehsil or sub-tehsil office gives a certified copy if you tell the operator the khewat or owner name. The fee is described only as nominal.
  • The fee for the verifiable copy is not published. One third-party app charges ₹20 per document, which is its own service charge and not the government fee.

Map (bhu-naksha)

No Haryana map portal is named here. The khasra number is the link between the record and the field, so note it before asking the patwari for the map.

Mutation (intkal)

  • Between settlement cycles, ownership changes enter the jamabandi through intkal (mutation), according to a guide.
  • The same guide gives a buyer's rule: the seller's name must appear in the latest jamabandi with the mutation complete before a sale goes ahead.
  • No online mutation portal, fee or official time limit for Haryana is published, so ask at the tehsil office. The Date of Mutation search on the portal shows when entries were made.

Errors and contacts

  • No error-correction procedure, grievance link or helpline number for Haryana is published.
  • A wrong name, share or area is normally taken to the tehsil office with the correct deed or order. Confirm the procedure there.

Units and related pages

A guide says the jamabandi gives area in kanal and marla and marks land as irrigated or barren. The land area converter has acre, hectare, guntha, gaj and a bigha with a size you set, but not kanal or marla, so take the conversion from the area line on your record or from the patwari. The same land details are needed for the Farmer Registry, a Kisan Credit Card and PM Kisan. For other states see land records for all states.
