In Assam the record of rights is the jamabandi, and it is viewed on Dharitree, the citizen page of the Integrated Land Records Management System (ILRMS) run by the Revenue and Disaster Management Department. The page is at ilrms.assam.gov.in. Viewing is free.
The page carries two notes worth knowing. The information is up to date, and a certified copy must be requested through the RTPS portal, with no visit to the office. And if the record is missing online, the portal says not to panic and to contact the circle office. General terms are on the all-India land records page.
What the Assam records are called

Check your jamabandi step by step
- Open the Dharitree page. It is bilingual, Assamese and English. The ILRMS home page also lists "Jamabandi" with and without transliteration.
- Select the District (জিলা), then the Circle (চক্র), then the Village or Town (গাওঁ / চহৰ).
- To shorten the village list, tap the first letter of the village name in the Assamese letter row ("First Letter of village").
- Guides say the next page lets you search by Dag number, Patta number or Pattadar name, using an on-screen keyboard and a captcha.
Is the online copy valid? Certified copy
- The portal itself sends users to rtps.assam.gov.in for a certified copy of the jamabandi or RoR.
- A guide puts the certified copy fee at ₹20, with delivery in about 5 working days through Sewa Setu, and says a recent land revenue (khajna) receipt is needed. Treat that as a guide's figure, not a published fee, and confirm it on the RTPS site.
Map (Bhu-naksha)
The department's Bhu-naksha page describes cadastral mapping software that needs a Dharitree user ID and password, and its users are Lot Mandals, surveyors and Circle Officers. The department says maps are digitised for about 26,000 villages. A farmer who needs a plot map should ask the circle office.
Mutation
- The department says Dharitree handles updating of land records, including mutation, partition, conversion and reclassification. Until mutation is done, a guide notes, Dharitree still shows the old owner as pattadar.
- A guide lists the online services at Sewa Setu as "Mutation after Deed Registration", "Mutation by Right of Inheritance" and "Office Mutation", with documents such as the registered deed and a land revenue receipt. It reports no statutory fee, a ₹30 service-centre charge and a ₹10 convenience fee.
- The same guide quotes 60 working days from a Sewa Setu charter and 30 to 45 days for inheritance. These are a guide's figures, so confirm them at the circle office.
- After the order, check that the jamabandi on Dharitree shows the new name and the same dag and area.
Corrections and contacts
- Mission Basundhara's page gives the helpdesk number 1800-345-3574 (Sewasetu). It also asks that any demand for undue favour be reported to the Grievance section of the RTPS portal or to that number.
- The department also points to pgportal.gov.in for grievances. For a wrong entry in the record, the portal's own advice is to contact the circle office. No separate correction form is listed.

Land units
A guide says Assam land is recorded in bigha, katha and lessa. The land area converter lets you set the size of a local bigha; it has no katha or lessa rows, so check those with the circle office.
Where the record is needed
Farmer ID needs land details, so see the farmer registry page. Banks ask for the record for a Kisan Credit Card, and PM-Kisan checks land ownership.
