In Himachal Pradesh the land record is the jamabandi, also called misl haqiyat or record of rights, and its extract is called a nakal. It is viewed on HimBhoomi, himbhoomi.nic.in. Guides say the free online copy is for information only, and that a certified copy costs ₹5 per holding at a Lok Mitra Kendra or tehsil office.

Most steps and all fees below come from guides, with some details from the Kinnaur district government page, so follow the screen if it differs.

Inside the jamabandi a guide lists khewat (owners and their shares), khatauni (cultivators), khasra numbers, land class such as orchard or ghasni grassland, revenue due and mutation references. It says to check column 4 for the owner and column 12 for remarks such as bank loans or court attachments.

  2. Select District, Tehsil, Village (the estate or mohal) and Jamabandi Year.
  3. Fill the captcha and search by khewat number, khatauni number, khasra number or owner name.
  4. The jamabandi opens on screen. A guide says there is a Save as PDF option.

Is it valid? Certified copy and fee

  • The 1acre guide says online copies are for informational purposes only, and that banks and sub-registrars need a certified copy.
  • Certified copy: ₹5 per holding at a Lok Mitra Kendra or tehsil office, per two guides. Another guide says certified copies may carry fees per government rates without giving an amount.
  • The Kinnaur district page says the public gets jamabandi and shajra nasb nakals at nominal charges from Land Record Computer Centres in all six tehsils.
  • A digitally signed online copy is not described for Himachal, so ask at the tehsil office for the certified copy.

No Himachal map portal is named here. Guides stress walking the khasra numbers on the ground, because hill plots measured on paper differ from the slope.

Mutation (intkal)

  • One guide describes an Online Mutation Request section with a form, document upload and a reference number for tracking. This is unverified, and another guide only says to trace mutation references at the tehsil office.
  • No fee or official time limit for mutation is published.
  • Before buying farmland, 1acre says to settle eligibility under Section 118 first. It describes this as a rule reserving agricultural land sales to agriculturists, with limited exceptions. Check the current rule with the tehsil or a lawyer.

Errors and contacts

  • No correction procedure or helpline number is published. Guides advise meeting the patwari about pending entries.
  • The Kinnaur page gives the head office as the Department of Revenue, Kasumpati, Shimla 171009. No phone number is given there.

The area unit the Himachal jamabandi prints is not stated. Read the area line on your own copy. The land area converter has acre, hectare, guntha, gaj and a bigha with a size you set, so enter your local bigha size; it has no biswa.
