Jharkhand's land records are on Jharbhoomi, jharbhoomi.jharkhand.gov.in. The record of rights is the khatiyan (also called Apna Khata), and the register that tracks transactions and mutation is Register-II. The state portal names Jharbhoomi and JharBhunaksha as its land systems.

What the Jharkhand records are called

Check khatiyan and Register-II step by step
- Open jharbhoomi.jharkhand.gov.in. For the khatiyan one guide names the left-panel link "See Account and Register-II" with a "Khatian" choice; another names "Apna Khata" and, for the register, "Register II or Panji 2".
- Choose the district (a guide says from a map), then the Anchal (block).
- Select the Halka, the land type if asked, and the Mauja.
- Search by khata (account) number, by account holder or raiyat name, or by khesra (plot) number.
- Fill the captcha and click the search button. The result can be printed or saved as a PDF. Note the district, anchal, halka and mauja names from the old khatiyan or deed first.
Read the rights description before the name. A guide says it decides whether the land can be sold at all, since the categories include government land.
Is it legally valid? Certified copy
- Viewing is free. Before any purchase, match the khatiyan with the registered deed and with the rights description. A guide says the khatiyan does not by itself create or end ownership, which comes from the registered deed (checked on jharnibandhan.gov.in).
- A certified copy is issued offline by the Circle Office (Anchal Karyalay). The fee and form are not published, so ask the office.
Map (JharBhunaksha)
One guide says the map is reached from a "JharBhuNaksha" link on the main site, by district, circle, halka and mauja, then a khesra number or a click on the plot. Map labels may differ on the live site.
Mutation (dakhil kharij)
- Registration alone does not change Register-II. The Circle Officer updates it after a Jharbhoomi application, which a guide says lets you log in, pick the district and circle, choose "Apply New Mutation", fill applicant, buyer, seller and plot details, upload the deed and Aadhaar, and note the application number.
- Status is tracked by application number under a "Mutation Status" or "Application Status" link, again by guide labels.
- Guides say the online application is free, with ₹100 to ₹200 charged if a Pragya Kendra files it, and put the time at 15 to 30 days. No official fee or time limit is published; confirm at the Circle Office.
- On CNT or SPT land, a guide says the transfer counts only with the Deputy Commissioner's prior permission.
Corrections and helpline
No online correction procedure is described; a mismatch is taken to the Circle Office. No Jharbhoomi helpline number is published here, so contact the Circle Office (Anchal Karyalay).
Land units
A guide says the khatiyan gives area in acres or decimals. If an older paper uses bigha or katha, set your local size in the land area converter. The tool lists cent, which equals decimal.
Where the record is needed
Farmer ID needs land details, so see the farmer registry page. Banks ask for the record for a Kisan Credit Card, and PM-Kisan checks land ownership.
