In Karnataka the land record is the RTC (Record of Rights, Tenancy and Crops), also called pahani, and it is viewed on the Bhoomi portal at landrecords.karnataka.gov.in. The free on-screen copy is for information only. A bank, court or sub-registrar office needs the digitally signed copy called i-RTC.
Menu names below follow public guides to the portal and may differ slightly on the live site.

- Open landrecords.karnataka.gov.in. Guides differ here: one says first-time users must register or log in, another shows a public search. Follow whichever the portal shows.
- Choose the RTC service. It is named "View RTC and MR" or "View RTC Information" under RTC Services.
- Select District, Taluk, Hobli and Village in that order.
- Enter the survey number, then the hissa (sub-division) number. The surname or owner name field is also offered.
- Click fetch and read the RTC on screen. "Data Not Found" usually means a wrong survey or hissa entry, or a record not yet digitised.
Always give the hissa number. Survey numbers split into hissas, and searching the parent survey alone can show a neighbour's history instead of yours.
Is it legally valid? Signed copy and fee
- The free view is for information only. Banks and courts do not accept it.
- The i-RTC is the digitally signed copy, downloaded from rtc.karnataka.gov.in after payment.
- Fee: guides put it at about ₹10 per RTC and ₹15 per mutation extract. Confirm the current fee on the portal before paying.
- Offline route: the Village Accountant, the Tahsildar office or a Bhoomi kiosk.
Map: Mojini and Dishaank
- Survey maps are on Mojini (bhoomojini.karnataka.gov.in), also called Mojini V3.
- The Dishaank mobile app locates a survey number by GPS.
- A newer identifier, the ULPIN (unique land parcel ID), gives each parcel a standard digital identity.
Mutation (MR) and how long it takes
- A registered sale sends a J-slip from the Kaveri registration system, and an MR entry opens in Bhoomi.
- The Village Accountant issues a notice. Objections can be filed in the notice period; the Revenue Inspector accepts or rejects the entry if no objection comes in 30 days.
- After disposal, the owner column in the RTC changes. Track the status on the portal with "View RTC and MR".
- Section 128 of the Karnataka Land Revenue Act requires a person who acquires land by sale, inheritance, gift, partition or similar means to report it to the village officer within three months.
- Guides put the usual time at 60 to 90 days, and say bank-mortgage mutation has been automatic within 24 hours since April 2024. Ask at the Bhoomi centre for the current timeline.
- Heirs must file their own succession mutation. Without it they cannot sell.
Corrections and helpline
- Spelling mistakes and incomplete entries are common in older records. Apply to the Tahsildar office or the Bhoomi centre to have them corrected.
- The portal has a Grievance Redressal option for complaints and tracking.

Units and where else the RTC is needed
Karnataka extents are written in acres and guntas. Convert them with the land area converter. The RTC details are asked for when you apply for a Kisan Credit Card, and the same land details are needed for the Farmer Registry and PM Kisan. For other states see land records for all states.
