Uttar Pradesh keeps its records on UP Bhulekh, upbhulekh.gov.in, run by the Board of Revenue. A khatauni (अधिकार अभिलेख) can be viewed free by जनपद, तहसील and गांव, but the free copy is marked unattested. Banks, courts and registry offices need the certified copy instead.

What the records are called in UP

  • Khatauni (अधिकार अभिलेख): the account of one holding, listing the recorded holders, their shares and every plot in it. The portal's copy has an area column in hectares, a mortgage line (बंधक/बंधक-मुक्त होने की स्थिति) and a remarks line (अभ्युक्ति).
  • Gata or khasra: the number of a single plot. The portal also gives each plot a unique code (गाटा यूनीक कोड), and lists village khatauni codes, census village codes and pargana codes.
  • Plot status: the portal's text says that clicking a khasra number shows whether the plot is in a dispute (वाद ग्रस्त), has a sale (विक्रय), a map entry (भू-नक्शा) or a mutation register entry (नामांतरण बही).

  1. Open upbhulekh.gov.in and the भूलेख सेवाएं menu.
  2. Choose खतौनी (अधिकार अभिलेख) की नक़ल देखें.
  3. Select जनपद, then तहसील, then गांव.
  4. Pick the search type: gata or khasra number, khatauni (khata) or khatedar name.
  5. Enter the captcha and search. Note the khasra and khata numbers for later forms.

A printout can be tested through Verify ROR by RoR Id, which the portal's FAQ describes: the extract number shows where and when it was issued.

UP BhuNaksha, the map site

The map is a separate site, upbhunaksha.gov.in. It opens with District, Tehsil and Village lists (each with a code), a Plot No. box and base map layers. On Bhulekh the link between the two is the भू-नक्शा line in the khasra status. The map and the khatauni are separate systems, so check the khasra number on both.

Mutation (dakhil kharij, namantaran)

  • Portal: vaad.up.nic.in, the Revenue Court Computerized Management System. Its Online Application list names धारा 34 (नामांतरण), उत्तराधिकार / वरासत, धारा 24 (पैमाइश) and धारा 80. Status links include वरासत हेतु आवेदन की स्थिति जाने and भूखण्ड / गाटे के वादग्रस्त होने की स्थिति जाने.
  • After a registered deed: a news report dated 30 November 2020 describes choosing नामांतरण दाखिल-खारिज, entering a mobile number and OTP, then the registration number and date. This is an old report, so the screens may have changed.
  • Fee and time limit: neither is published; ask at the tehsil office. In September 2026 the Revenue Council launched three new portals, one of them a simplified khatauni showing area to six decimals.

Errors, complaints and helpline

  • Guides say a wrong name or area needs an order from the tehsil revenue authorities, not an edit on the portal.
  • Complaints go to Jansunwai-Samadhan: the portal offers शिकायत ऑनलाइन दर्ज करें, शिकायत की स्थिति and अनुस्मारक भेजें (reminder after the due date).
  • The portal shows no helpline number, so none is given here; ask at the tehsil office.

Units and what to do next

The record's official area is in hectares. Bigha and biswa vary, so use the land area converter and set the local bigha size from your own record.

Keep the gata and khata numbers handy: Farmer ID registration asks for land details, and banks ask for them for the Kisan Credit Card. See also PM-Kisan and the land records page for all states.
