In Punjab the record is the jamabandi, and the extract people ask for is the fard. Both are on the Punjab Land Records portal, jamabandi.punjab.gov.in. The home page says no physical visit is required, data is generated in real time and digital records are available since 2002.

The fee, time limits and helpline below come from a Tribune news report and guides, not from the portal itself, and are marked as such.

  1. Open jamabandi.punjab.gov.in. The home page menu has Official Login, Track Application, Grievance Redressal, View Jamabandi, View Mutation, View Roznamcha, View Registered Deed, Fard Request Status, Integrated Property, FAQ and User Manual.
  2. Click View Jamabandi. The portal offers four ways to search: Owner Name, Khewat No., Khasra No. and Khatouni No.
  3. Choose the district, tehsil and village. A guide says the search runs by region, district, tehsil and village.
  4. Enter the number or name and open the jamabandi.

Is it valid? Signed copy and fee

  • A Tribune report on the Easy Jamabandi launch says a jamabandi copy is free and is digitally signed with a QR code. The portal home page does not state the legal status of the copy, so ask the bank or office that needs it whether it accepts the QR copy.
  • The same report lists WhatsApp te Jamabandi, which sends a free copy on WhatsApp. The number is not listed here; check the portal for it.
  • Other services carry nominal fees payable online, according to the report, but the report gives no rupee amount for a fard, so check the fee on the portal before paying.
  • The report also mentions a Subscribe to Your Land Records service at ₹500 a year per khewat, aimed at NRIs.

Map (bhu-naksha)

The portal menu has an item named MGMN Final Map Data, with Map-2 and Map-3 options. How it links to the jamabandi is not described, so search the village separately. Integrated Property is a separate menu item.

Intkal (mutation) and fard badar

  • The home page lists online mutation of inheritance, mutation based on a registered deed or will, partition requests, Rapat, Fard Badar and Fard Request Status.
  • The Tribune report gives these time limits: intkal within 30 days of deed registration, Rapat entry in 1 day for court orders and 7 days for loans, Fard Badar corrections in 15 days. These figures are from the news report, not from an official order.
  • A 1acre guide describes five steps: entry creates a mutation number, the patwari writes it up, notice goes to interested parties, the revenue officer hears objections and decides, and the new names then appear in the fard. It says the hearing goes ahead with or without you.
  • To follow a case, use View Mutation with the mutation number, or Track Application.

Errors and contacts

  • For a wrong entry, the portal's own correction service is Fard Badar. The 15-day figure is from the Tribune report. Ask at the tehsil office which documents are needed.
  • Complaints go through Grievance Redressal on the home page, which has Submit and Track options.
  • A secondary guide gives the Punjab Land Records Society contacts as 0172-2742242 and 0172-2748469, email [email protected], at Punjab Civil Secretariat, Sector 1, Chandigarh. The portal lists no phone number, so confirm these before relying on them.

Units and related pages

The portal does not say which area unit the Punjab fard prints, so read the area line on your own copy. The land area converter has acre, hectare, guntha, gaj and a bigha with a size you set; it has no kanal or marla.
