In Kerala the key record is the thandaper, the basic tax register kept at the village office, and it is tied to land tax. Kerala has three online systems: ReLIS (relis.kerala.gov.in) for tax and records, e-Rekha for survey records and maps, and Ente Bhoomi, the newer integrated portal.
Menu names below follow secondary guides, so the exact Ente Bhoomi menu may differ. Fees for certified copies and a helpline number are not published here; ask at the village office.

Click path on ReLIS (land tax and thandaper)
- Open relis.kerala.gov.in and click Register, using a mobile number and password.
- Click Login. In e-Services click New Request and choose Land Tax Payment.
- Fill District, Taluk, Village, Block number, Thandaper number and Survey number.
- Add the applicant name, the last tax paid date and the last receipt number, then click Pay Tax and Pay Now.
Online payment works only in villages activated for it. A tax receipt paid on the Revenue Department website can be printed. Viewing a land record is not the same as paying tax; the ReLIS steps here cover tax payment only.
Click path on Ente Bhoomi (records and maps)
- Open the Ente Bhoomi portal and choose the search option for land information.
- Select District, Taluk and Village from the lists.
- Enter the survey and sub-division numbers exactly as written in your documents.
- View ownership and thandaper details, the FMB sketch, block map and re-survey status.
If a record does not appear, check the spelling, compare with your land tax receipt, and find out whether re-survey in your village is still pending. Viewing is free; a guide says certified documents may carry a fee, so ask the village office for the amount.
Is the online copy valid?
A guide says the digital records are reference information and certified documents remain necessary for actual transactions. For certificates issued by village and taluk offices, the portal named is the Revenue e-District portal (edistrict.kerala.gov.in).
Pokkuvaravu (mutation) and corrections
- Pokkuvaravu updates the thandaper at the village office to the new owner after a registered sale, under the Kerala Transfer of Registry Rules, 1966. It is a revenue entry, not a title transfer.
- Fee and time reported by a guide: ₹25 for up to 5 acres up to ₹500 above 2 hectares, with an official period of 30 days, though real cases take 1 to 6 months. The fee bands are only partly described, so confirm the amount at the village office.
- The seller's name must already be in the current thandaper. Documents named: registered sale deed, previous thandaper extract, land tax receipt, identity proof and survey numbers. Sub-divided plots need a licensed surveyor's sketch.
- Since 2025, in digitally re-surveyed villages, a guide says the pre-mutation sketch and thandaper are applied for on Ente Bhoomi before registration.
- Errors in the thandaper or survey record are taken up at the village office or taluk office. No helpline number is published here; ask at the village office.
Keep these ready
- Block number, survey number and thandaper number from your last land tax receipt.
- District, taluk and village names; the village office named on your receipt is the office that keeps your thandaper.
- The last tax paid date and last receipt number, which the ReLIS payment form asks for.
- A mobile number for registration on ReLIS.
The last tax receipt is the single most useful paper in Kerala: it carries the numbers every portal asks for.
