Rajasthan's land record portal is Apna Khata, apnakhata.rajasthan.gov.in, run by the Revenue Board as part of e-Dharti. The jamabandi nakal is free, but the portal states plainly that it is information only and not a certified copy. For a certified copy, the portal tells people to apply at the designated kiosk.

What the homepage offers

  • Top menu: होम, जिला सूची, तहसील सूची, गांव सूची.
  • Records and maps: जमाबंदी नकल, भू नक्शा, ई-धरती, गैर-प्रतिबंधित राजकीय भूमि का विवरण and गिरदावरी विवरण.
  • Applications: नामांतरण के लिये आवेदन करें, सहमति विभाजन के लिए आवेदन करें, सीमाज्ञान हेतु आवेदन, then आवेदन की वर्तमान स्थिति and सीमाज्ञान प्रतिक्रिया to follow them. A नामांतरण प्रतिवेदन link is also listed.
  • Fee line: सभी प्रतिलिपियाँ निःशुल्क उपलब्ध हैं.

  1. Open apnakhata.rajasthan.gov.in and choose जमाबंदी नकल.
  2. Select district (जिला), tehsil (तहसील) and village (गांव) from the lists.
  3. Search for the record. Guides say the search can be by account number, khasra number or name. Use whichever option the screen offers.
  4. Note the khata and khasra numbers shown, since the kiosk application and other forms ask for them.

The declaration (उद्घोषणा) adds that some mutations are not updated at once. A copy can therefore lag behind a recent sale or inheritance, so check with the patwari before relying on a recent change.

Bhu-naksha and girdawari

The map is at bhunaksha.rajasthan.gov.in, built by the National Informatics Centre, with Home, Viewmap, Contact, About and Login. The homepage lists it as भू नक्शा, but there is no direct jump from the nakal to the map, so search the village separately on both.

Rajasthan also has a separate crop record. The homepage offers गिरदावरी विवरण and a pop-up asks whether to download the Girdawari app to record a farmer's own field. The web version is on Web Girdawari.

Namantaran, errors and contacts

  • Mutation: apply through नामांतरण के लिये आवेदन करें and follow it under आवेदन की वर्तमान स्थिति. The homepage does not show the fee or time limit; ask at the tehsil office.
  • Correction: the portal does not describe how a wrong name or area is corrected. Ask at the tehsil office or the patwari.

Before buying land or lending against it

  • The portal's own declaration rules out the free copy for any court or office, so a buyer or lender should ask for the certified copy from the kiosk.
  • Guides say a court or bank accepts only a stamped certified copy from the patwari or tehsildar, not a portal printout. This matches the portal's declaration.
  • Compare the khasra number, area and owner name on the nakal with the sale deed, and check the date of the latest namantaran with the patwari.

What e-Dharti is

The homepage explains that e-Dharti is Rajasthan's part of the Digital India Land Records Modernisation Programme (DILRMP) of the Government of India. It merges two earlier central schemes and aims at a modern, transparent record system with title guarantee. Title guarantee is a stated aim, not a present feature, and the portal still tells users that the copy is not an authorised one.

Units

Plot size is quoted in hectare or in bigha. Bigha is not standardised, so use the land area converter with the bigha size from your own record.
