To get inherited agricultural land transferred to your name in the records, you will typically need: the death certificate of the previous owner, proof that you are a legal heir (legal heir certificate or a succession certificate, or the registered will if there is one), the existing land records and title documents, your identity and NRI status proof such as passport and OCI card if applicable, and the previous owner's title chain. With these you apply for 'mutation' at the local revenue or tehsil office to update the land record into your name. If there is a will, it may need to be probated in some states. If there is no will, succession follows the applicable personal law and you may need a succession certificate from court. Because procedures and the exact certificates differ by state, and the office work needs follow up on the ground, most NRIs appoint a POA holder or relative to chase it. The will in our case had to be probated before the tehsil would mutate the land. That step took the longest. If you can, sort the will and probate early, do not wait until you want to sell.
