Managing a farm from abroad is very doable today if you set up the right people and systems. The common options are: 1) Appoint a trusted local manager or a family member who runs day to day work and is paid a salary or a share. 2) Give a registered power of attorney to that person for specific tasks like signing mandi sale slips, dealing with the tehsil, or operating a farm bank account, so they can act legally on your behalf. 3) Lease the land to a reliable cultivator on a fixed yearly rent so you have less to manage and a steady income. 4) Use a professional farm management service or an FPO that handles operations for a fee or commission. 5) Keep records digital, ask for photos and weekly updates on WhatsApp, and route all money through a bank account, not cash, so you have a clear trail. The biggest risk is not pests or weather, it is trust. Start with a clear written agreement, pay through bank, and visit at least once a year if you can. For POA wording and tax on the income, take help from a lawyer and a CA. This is general guidance.

I run my family land in Punjab from Canada. What worked for me: fixed cash rent to a known farmer, a written one year renewable agreement, and money coming to my NRO account. Low headache, predictable income. Sharecropping sounded better on paper but became a fight over expenses.

Add a small thing that saved me: I put my manager on a monthly salary plus a yield bonus, not pure profit share. Pure profit share made him hide income. Salary plus bonus aligned him better.
