I want to borrow against my farm land. I am not clear if a crop loan and a land mortgage agri loan are the same.

A crop loan and an agri term loan against land are two different products even though both relate to your farm. A crop loan, usually given through KCC, is short-term working capital sized to your cropping pattern and Scale of Finance, and below the RBI ceiling it needs no land mortgage. An agriculture loan against land, sometimes called an agri mortgage or land loan, is a larger amount where the bank registers a charge or mortgage on your land and sanctions a percentage of the land's assessed value, repaid over several years. The land loan can be used for development, equipment or even debt consolidation, but it carries normal commercial interest with no crop-loan subvention. Decide based on need: short seasonal money points to KCC, while big one-time investment points to a land-backed term loan. The eligible loan-to-value and rates vary by bank, so confirm current terms.

One pitfall with the land mortgage loan is the registration and valuation charges, which add up and are not always told upfront. Ask for the full list of charges and the loan to value before you sign. The crop loan through KCC was much cheaper for my routine needs.
When I took the agri term loan the bank registered an equitable mortgage on my land and kept the original papers till repayment. Make sure you understand that your land stays charged for the full tenure. For short seasonal money the KCC without mortgage is far simpler.
