I applied for dakhil kharij two months ago but when I check online my name is still not there and the old owner is shown. What could be the reason and what should I do?

There are a few common reasons mutation is pending. The notice period may still be running, since the revenue officer issues a public notice and waits for objections before approving. There may be an objection filed by someone. Some required document or fee may be missing and the file is waiting on you. The order may have been passed but the online record is not yet updated. Or the file is simply pending with the officer due to backlog. What to do: check the status of your mutation application online if your state allows it, or visit the tehsil and ask for the file number and its current stage. If it is stuck without reason, you can give a written reminder, and if it is delayed unreasonably you can escalate to the senior revenue officer (SDM or the appellate authority). Mine was stuck because the fee challan was not attached properly. Once I checked at the tehsil and fixed the document, it was cleared in the next few weeks.
Always keep the application number. Without it the clerk could not even find my file when I went to ask.
